Retirement Planning - Should You Pay Off the Mortgage? 5 Factors to Help You Make the Right Decision

Should you pay off your mortgage when you retire? Lots of people think that no mortgage at retirement is the way to go. Unfortunately that's not true for everyone. Having a mortgage can lower your tax, increase your cash flow, and diversify your assets. But consider these 5 factors before you make that important decision:

1) If you are still able to write off the interest on the loan then I would recommend that you keep the mortgage because you still get the tax advantage of the interest deduction. If you are in a high tax bracket at retirement, this would be a savvy move.

2) If you don't have enough interest deductions to itemize on your taxes then pay off the balance if you have the money to do so and only if those funds are making less than your mortgage interest. For example, if your cash to pay off the mortgage is making 4% and your fixed rate mortgage is 7%, then pay off the balance with the cash.

3) Even though your mortgage is paid off, it is a good idea to make a monthly payment into cash reserves set aside especially for maintenance on your home. Just because the mortgage is paid off doesn't mean you can let that large investment sit without repairs.

4) A common mistake is for retirees to refinance a high interest fixed loan for a lower interest fixed loan. When you refinance, the interest and principal is amortized over the life of the loan and in the beginning you will be paying mainly interest. But if you had your loan for over half of its life, then you are paying down principal not interest which is a good place to be when you are on a fixed income.

5) You don't want all your eggs in one basket, so why own a home with no mortgage? If you do, your largest asset may be your home and if it goes down in value, then most of your net worth will too.

Your individual circumstance will tell if it is the right thing to pay off a mortgage before you retire. By understanding the tax implications of your decision and how it affects your cash flow and your portfolio, you will feel better about making the right decision for you.

The REAL Cost of Not Having a Business Plan

As the saying goes, "if you fail to plan, you plan to fail" and as business owners if you run your business without having a clear strategic business and marketing plan in place, then you're destined to fail... sounds harsh, I know, but if you don't know what the goal(s) are, how can you plan to get there?

And it is this lack of planning and being clear on your goals that causes so many small businesses to fail.

But today, I want to look at this from another angle, and share with you the very REAL cost of not having a business plan in place... and it's probably something that you don't even think about!

I talk to many business owners who tell me that they want to create a product, launch a new program, put together a teleclass series, or add a membership site to their existing offerings, but for many that's about as far as they go. They know they'd like to add this new income stream but, for whatever reason, don't go any further with their ideas.

And really it all comes down to not understanding how their inaction is affecting their business... in other words, the REAL cost of not having a plan in place, whether that's a full-on business plan or a simple plan for implementing that new income stream.

So, let's take a look at the following two goals to see what effect this inaction has on your bottom line. (And I should say these are two very real scenarios.)

Goal 1: To Create a First Level Info Product

Problems with implementing this goal:

Don't have a clear idea for what the product should include, or only have a vague idea (lack of research). Don't know in what format to offer it, e.g. eBook, ecourse, digital download, physical product (again, lack of research). Don't know how to set up the systems to automate the buying process via your website - so you can make sales year round. Don't know how to set up a product launch.

So, with all these issues, nothing gets done, but...

What is the REAL cost of not doing this?

Product Price = $97 (a good first level price point)

Sales Goal = to sell four items per week (very doable with the right promotions and follow-up sequencing)

Weekly Sales: 4 x $97 = $388

Annual Sales: $388 x 52 = $20,176

In this case, not having a clear plan of action for creating and launching your first level info product is actually costing you $20,176 in lost revenues!

Goal 2: To Create a 12-week Group Coaching Program

Problems with implementing this goal:

Not sure what the components of the program should be, e.g. teleclasses, video, workbooks, private forum etc. Don't know how to set up the systems so that people can register for the program and automatically receive their materials. Not sure how to set up a program launch.

What is the REAL cost of not doing this?

Program Price = $497

Spaces Available = 10 participants

Frequency = 2 times per year

Program Sales: 10 x $497 = $4,970

Annual Sales: $4,970 x 2 = $9,940

In this case, not having a clear plan of action for creating and launching your group coaching program is actually costing you $9,940 in lost revenues!

And if you do go ahead and create a plan to implement both projects, that would mean an increase in annual revenues of $30,116.

So, you can see when you don't have a plan in place it costs you more than lack of focus and overwhelm, it actually costs you thousands of dollars in lost revenues!

Americans Say Osama Bin Laden Is Not a Good Reason to Buy Life Insurance

This month, August 2006, the British government foiled a large terrorist plot to blow up liquid bombs on commercial airline flights between Great Britain and the United States. The United States Government including the Transportation Security Administration (TSA) followed suit by raising the Terror Alert Level to High or Red level. The increase in the Terror Alert Level caused many changes in the way Americans conduct their lives, especially in the travel sector. One area that remained unchanged was the demand for life insurance. Sy Alter, President of Spectrum Direct Insurance Services, Inc., owner of AmericanLifeDirect.com "The World's Fastest Life Insurance Policy" wasn't surprised by this at all. "When it comes to buying life insurance, people fear not providing for their families, when it comes to terrorism, a different fear is at work." Mr. Alter has sold insurance for over 30 years and when polling his current clients on their reasons for purchasing life insurance, has never had one client reply that they sought coverage due to terrorism.

When President George W. Bush and the TSA implemented new regulations for carry-on baggage on commercial flights, no longer allowing liquids, gels or lotions on any flights, it caused a ripple through the economy. Travelers are checking more luggage and bringing less on board with them. Food Service providers at airports are seeing a huge drop in demand for their services as airport security requirements no longer allow travelers to board with food or drinks. Ordinarily you would think there would be a link between the public outcry for security and the private need for life insurance, but that is not the case. When the 9-11 tragedy struck and national security became among our biggest concern, personal financial security like that available to everyone owning life insurance did not increase. Even five years later, with terrorists like Osama Bin Laden still unaccounted for, and terrorist groups like al-Qaeda and Hezbollah still operating around the globe, life insurance buyers do not list terrorism as a driving force in their purchase of a life insurance policy.

Review of Transnational America - Contours of Modern US Culture

Transnational America: Contours of Modern US Culture is an editorial book including 13 essays by different individuals plus a completely illustrated one named photo essay in the work, edited by Russell Duncan and Clara Juncker. Museum Tusculanum Press has published it in 276 pages paperback with ISBN 8772899581 on 2004 in Copenhagen.

Contributors in this one volume editorial are experts in various disciplines mostly English Literature and American Studies.

The work categorized in 5 major categories: 1- Visions and Revisions 2- Secrets and Lies 3- Photo Essay 4- New People 5- New Places, which each one subcategorizes to a few essays.

This book has a pro-American structure, and tries to introduce America as a transpattern and even an Archetype which all other nations and states must follow from its nation-state pattern. Many countries are consciously or unconsciously go after it, and its taste and scent can be sensed in rest of the world. That's why it's called Transnational America.

In fact editors believe in an alliteration of Trans in everything related to America as it's depicted in editors' introduction:

"A transatlantic voyage can discover a new continent or start new lives, and a transcontinental exploration can give rise to Manifest Destiny. Pioneers can transverse frontiers to build a nation. To transmigrate is to travel through one country on the way to a more permanent resting place. Slaves are transported; immigrants make transitions; people are transformed. Transactions are necessary to property acquisition. Translators mediate among languages. Hopes are transmitted; communities are transplanted; nations are transfigured. It can be said -In deed- the book tries to normalize the trans-Naturalization concept.

"The editors commissioned articles that explain the contours of the 'glocal' (global and local) and 'intermestic' (international and domestic) tendencies involved in transnational America." The language of the work is not too complicated but to some extent sophisticated, editors intend to deliver their minds by coining new words using blending method which can be a sign and metaphor of interdisciplinary approach of the book per se.

"They address the complex issues of globalization, American mythology, Christian proselytizing, modern slavery, conspiracy theory, apocalyptic terrorism, Vietnam stories, international feminism, changing gender roles, resurgent regionalism, Hillary Clinton, Muhammad Ali, Latinos, and the changing definitions of place-be they in Hungary, Nigeria, Estonia, the American South or Canadian cities. As the word enters America, so America enters the world, unfettered by territorial boundaries, and experiencing ambivalent reactions of acceptance and resistance."

It's really hard to label it as unique, but undoubtedly it's a great work for those who are new comers in Americaology and Globalizationology. Popular culture is smelled in the whole; examples, similes and metaphors to different Hollywood motion pictures give a subtle abstract interactive mood to work.

Nonetheless it has a unique part, and it's the photo essay. 14 Dazzling photos which may represents 14 essays of the work. A well expert eye obviously can find a lot and even more in each; 'Naturalization', 'Mc Donaldization', American Surreallization, Presidential ExceptionalizationAmerican jigsawization, Phallicist Feminization, Negro-Islam Americanization, Economical Novelization, Mexico-America Hybridization, Amerinadaization, un-American assimilation; are probable conceptualized nominations which I dare to put on them, and of course all are coined by me save in quotation marks. I really recommend everyone who is interested in book and is in lack of time for whole reading even though skipping the rest live a quarter with this photo essay which has a encyclopedic essence.

As it is asserted in the book for American Understanding various notions and concepts must be taken into account; 'nationalism', 'racism', 'manhood', 'Christianity', 'globalization', 'immigration', 'classic-democratic roots', 'militarism', 'technology', 'advertising banners', 'youth', 'future', 'progress' and 'frontier' are issues which are reviewed in this work, so paves the way for American Understanding. But some other points are neglected in this work if so they are being concerned as modern US culture elements too; Hip Hop music, same sex marriage, new concept of Stew as successor of Melting Pot, Voluntarism, Democratization of the World and pre-emption. Nevertheless it enlightens new horizons in watching America as an insider even out of it.

The international access code (+) has to be dialed first, followed by the country code and the ten-digit phone number. The (+) sign takes care of your call without bothering you about the access code of the country you are calling from. If your handset is a Nokia then you have to press the (*) key twice in rapid succession to access the international access code (+). If it is an Ericsson, then you have to press and hold the 0 key until the (+) sign appears. Like wise for Motorola and Samsung. If it is a Bosch then you have to press and hold the (*) key until the (+) sign appears.

GSM cell phones have managed to reduce background noises, disturbances and statics to a minimum level. Cross-connections, too, almost never happens. The facility to handle many calls at the same time translates to a congestion free network in areas of heavy density and high usage. All these at minimum cost. GSM is affordable.

Reduce Your Carbon Footprint Today

How do I get started?

A good start would be checking out one of the "carbon footprint" calculators on the internet. These calculate how many tons of carbon your activities add to the atmosphere each year. Then you have a starting point to work with.

To begin take a look at how efficient you are at the home. There are many things you can do, some very simple:

•Look for the most energy-efficient appliances, including heating & cooling systems, and hot water heaters.

•Add weather stripping under doors and make sure your walls are well insulated.

•Keep you thermostat as warm as you can tolerate in the summer and as cool as you can handle in the winter. You'll notice the $$ savings.

•Choose natural gas over oil or electric, if possible (gas burns more cleanly and hence less emissions).

•Take a showers versus a baths (less water used).

•If given the choice, find an electric supplier who supplements their energy with solar/wind/hydro.

•It goes without saying invest in renewable energy if the budget allows (consider solar panel leasing to avoid large up-front costs).

•Paint your roof a lighter color if possible to reduce solar absorption.

•Use compact fluorescent (CF) light bulbs (they last 10 times longer than incandescent bulbs and are much more efficient)

•Unplug electronic devices (such as cell phone chargers) when not in use as there is a constant drain of electricity. An ideal situation for computer/TV would be to employ a power strip that can be switched off

•Use the dishwasher instead of doing "by hand" (time it takes to do uses a lot more water).

•Allow laundry to dry naturally

How About Travel Considerations?

Here are some tips when on the road, in the water, or in the air:

•Mass transportation makes sense to lower individual impacts on the environment Air planes are the worst offenders as far as greenhouse emissions go!

•Buy a hybrid car for your next vehicle (i.e., Toyota Prius or Honda Civic Hybrid). Some of these can get 60 to 70 mpg.

•Electric cars are even better for the environment (i.e., Nissan Leaf or Chevy Volt). These however need to charge every 100 mi or so.

•The reason planes are bad as far as global warming impacts is that it takes extra fuel to move people at the high altitude and speeds of a jet aircraft. And people fly much further than they'd travel by train, boat, or car.

Shopping Considerations

When deciding to buy something think about what goes into producing, packaging, and transporting the item(s). Some tips:

•Eating Beef is definitely not good (grazing livestock to prep to your dinner table leads to a lot of extra emissions). Using dairy = similar reasons.

•Buy local and stay in season (reduces miles to transport your food).

•Buy from 'second hand' stores when you can.

•Compost any leftovers (most efficient way to reduce emissions of thrown away food).

•Don't use bottled water (one of the worst things you can do for the environment - from production, transportation costs, to disposal issues).

•Buy organic food when you can (eliminate un-necessary chemicals and pesticides).

•Use your own re-usable bag when grocery shopping (think about all those plastic bags to get rid of).

We "vote" with our purchases, in a way. Buying things good for the environment encourages companies to keep these items on the shelves.

Conclusions

There are many ways to reduce your impact on the earth, from specific actions you take at your home, to how you travel to work/school and vacation, to what items you buy.

You can even go a step further, acknowledging that you will still generate emissions even when trying to be efficient and purchase an "energy offset" from a company or organization that will pledge to do an activity to negate the emissions you created.

So, the number ways to 'do more' keeps getting longer (which is a good thing) and are only limited by our imaginations. I hope you try to do your best for this planet of ours. We only have one...

Detox Diet Winter Tips

It is often recommended that a detox diet be adopted in the spring as a type of internal spring cleaning, but one made during winter can provide you more energy and the needed boost in order for you to get through the colder and shorter days of winter.

A detox diet usually comprises of fresh fruits and vegetables. Having them in various colors is ideal. Nettles are used to clear toxins from the system. You can also use the abundance of apples during fall to make this recipe: half cup of organic apple juice with freshly squeezed lemon juice diluted with water. Drink a glass of this mixture in the morning. During the day, drink an herbal tea with helpful detox ingredients like ginger, licorice root, parsley, lemon, cinnamon, and clove.

A detox diet that takes into account seasonal changes is highly recommended. With the cold and flu season in, it is especially important to keep your body cleansed and your immune system strong. It is also a good time to turn on the oven to roast green beans with sesame seeds for flavor, or simmer vegetables in a slow cooker and to make savory soups. Many people use winter time as a time to slow down and evaluate their lives. It is therefore also a great time to detox, rest, and reevaluate.

International Wireless Broadband - Who's the Most Travel Friendly?

There's a lot of talk on wireless broadband in the United States. Try something else though. Google international wireless broadband plans and see what happens. The going gets tough. Answers become hard to find.

You might discover that Verizon has some kind of international option. But that's about it. Everything else is just...er...well...pages trying to sell you stuff. Or you'll end up on an Europe/Asia site that doesn't have anything to do with what you're trying to find. Nothing wrong with those sites. They just don't answer the burning questions like:

Who provides international mobile broadband (wireless broadband) plans? Will I have to take out a second mortgage on my house to pay for it? Can I get online in the country(ies) I need it in the most? If I just need it for a couple days, what are my options?

Sadly, that information just isn't in one coherent place, until now. We'll cover exactly those points here because that's what we do.

International Wireless Broadband Plans

After taking a look at the major providers, here's the quick rundown. While T-Mobile's got great international partnerships, they don't sell broadband laptop cards yet. If you don't have a card to connect to international networks in the first place, you're SOL (Seriously Out of Luck). That said, it leaves us with:

Alltel's international mobile broadband options are the most limited of the four. It's a good bet if your destination is Canada. They have a $99.99 plan that allows for unlimited usage in the United States and our friends across the border.

That in itself is excellent. No one else offers any sort of unlimited 3G data plan internationally. Even if it's just one country, it's nothing to scoff at.

AT&T

AT&T is the ultimate company of partnerships. They work really hard to have the latest handsets and be on the cutting edge...so that you'll have to pawn your belongings just to be able to afford it.

See, the benefit of having what no one else has, is that you can charge whatever you want. All economics aside though, they've got a variety of international mobile broadband plans (thanks to their excellent networking skills).

AT&T DataConnect Global Plans include 5GB of domestic use and 100-200 MB of international data depending on which plan you pick. Naturally the countries differ from package to package as well.

Sprint

Sprint had a plan similar to Alltel but better. For $99, you could have unlimited data in Canada and Mexico. However, they discontinued it in 2007. As it currently stands, they have no international roaming plans. What they do offer is pay-per-kb rates. For top international destinations, it's around $0.002/kb. Rates vary from country to country.

While there's plenty of market opportunity for Sprint here (a large section of their mobile broadband base are corporate workers who travel), don't expect anything soon with their eyes focused on the launch of their WiMAX network.

Verizon

Besides AT&T, Verizon is the only other gang in town with some form of international plan (not just North America). Marketed as Global Access, they describe it as an extension of their BroadbandAccess plans. Like their 5GB domestic plan, the Global Access plan offers up 5GB for you to YouTube, Google and internet surf up. The difference is that you can do it in Canada and Mexico for $130. You also get 100MB to sip on throughout a handful of countries. Also available is a pay per use option.

Bottom-Line If you travel a lot and you're looking for your international wireless broadband fix, AT&T and Verizon are looking like your best bet. Of course, that's presuming you're traveling in their partner networks in selected countries.
